Pre-721/326 Evaluation (P1PE)

This service is designed to provide a comprehensive initial assessment of Exterior Elevated Elements (E3s) in multi-unit properties. This service includes:
- Identification and photography of all E3’s to be inspected.
- Documentation of areas of potential concern requiring further evaluation.
- Recommendations for additional assessments to comply with SB-721
- Early identification of necessary repairs prior to the SB-721 inspection.
- Advising on maintenance items to prolong the lifespan and safety of E3s.
Phase 2
Pre-721/326 Evaluation (P2PE)
Base Cost: $500
This service is intended to investigate the concerns identified in P1PE. A repair plan can then be developed to become SB-721 compliant. This service includes:
- Further investigation using a borescope (quantity 1-10).
- Borescope service $35 per additional borescope hole
- Photographic Documentation of the current condition.
- Identification of structural deficiencies, for example, termites and wood rot.
- Creation of a repair plan.
Phase 3
Complete SB-721/326 Inspection
Base Cost: $1000
This service constitutes the final step in ensuring full compliance with SB-721 regulations. This comprehensive service encompasses:
- Documentation of the condition of all E3s, with extensive photographic evidence.
- Assessment of the expected future performance of E3s, identifying potential long-term issues.
- All necessary reports and submissions to the local building department, in accordance with SB-721 requirements.
- Retention of records for two inspection cycles, ensuring historical data is available for future reference.
